South Austin runs mostly West of Highway 35 South and includes parts of Austin, Sunset Valley, Buda and Kyle in Travis and Hays counties.
Housing choices range from close-in pricey old houses and newer condos just South of the Colorado River to very affordable single family homes in the suburban areas of Kyle and Buda.
South Austin is served by Austin ISD and Hays ISD schools and is home top St. Edwards University and Austin Community College South campus. St. Edward's is a nationally recognized liberal arts university with a close-knit academic community and a wide range of degree programs and majors for undergraduate and graduate students.
Close-in South Austin is home to a myriad of shopping and entertainment opportunities clustered around South Lamar Boulevard and has a distinct urban flavor of it's own. Moving further South, away from the city, this area will change from neighborhoods mixed with older single family homes and condos to regular suburban communities in affordable price ranges.
Residents can enjoy strolling through Zilker Metropolitan Park, listening to popular music and classical performances at Palmer Events Center and the Long Center for Performing Arts or enjoy eclectic Austin shops on South Lamar Boulevard.
Major employers are close to the central South area. However, suburban commuters will reach their job sites mostly via the busy Highway 35.
